REI Connect offers short-term, asset-backed real estate investment structures designed to deploy capital into transactions with defined exit strategies and short holding periods.


Each investment type follows a disciplined framework:

• Focus on transactional outcomes rather than long-term appreciation


Below are the current short-term investment structures available through REI Connect. Each opportunity is offered on a deal-by-deal basis with specific terms disclosed prior to participation.

Short-Term Investment Types

Short-Term Asset Backed Transactions

Typical Horizon: 6–12 months


These transactions involve acquiring residential property through rent-to-own or owner-financed structures, allowing control without traditional bank underwriting at entry.


REI Connect serves as the owner-occupant and assumes full responsibility for all monthly carrying costs associated with the property. Investor capital is applied strictly toward entry equity and contractual control.


Primary exits may include owner-financing conversion, resale, or refinance.

Owner Financing Conversion Investments

Typical Horizon: 3–9 months


This structure focuses on converting controlled properties into owner-financed sales to end buyers, typically involving significant upfront down payments.


Investor capital is returned primarily through buyer down payments, with remaining value captured through contractual spreads or note disposition.

Short-Term Resale Transactions

Typical Horizon: 3–6 months


These investments are structured around contractual pricing advantages and defined resale strategies rather than renovations or appreciation.


Capital is deployed to secure favorable entry positions, with resale serving as the primary liquidity event.

Deals on Assignment

Typical Horizon: 30–90 days


These opportunities involve the assignment of contractual purchase rights rather than property ownership.


REI Connect identifies, negotiates, and controls off-market or mispriced properties under contract, then assigns those contracts to end buyers or capital partners for a predefined spread.


Investor participation may include:

• Funding assignment fees

• Providing transactional capital to close and assign

• Participating in short-duration spreads with defined exits


These are transactional, asset-secured by the underlying contract, and designed for short-term capital turnover.

How Investors Participate

  • Investments are offered deal-by-deal, not pooled
